Earnest money deposit
Your earnest money deposit is due to the escrow company within the first three days. We will instruct you where to send the deposit.
Cooperate with your lender
Your lender will request documentation from you and will have you sign disclosures. It is important that you complete these tasks immediately.
A home inspection by a professional is recommended, but not required. The average home inspection will cost $350. We can recommend companies to you and can schedule the inspection. If you choose to do one, this should be done within the first week.
Once you receive your home inspection report, you may or may not request that repairs be done on the home. Please limit your repair requests to health/safety/code issues and excessive damage. We will send this request to the seller and come to an agreement within the first 17 days of the escrow period.
You will receive disclosure documents via Docusign (electronic signatures) and/or email. They are due back to the seller within the first 17 days, so please sign them promptly. If you have any questions about the disclosures, we are here to help.
The escrow company will mail or email documents for you to complete, sign, and return. Please do this promptly. You may send these directly back to the escrow company or you may drop them off at our office. If you have questions about any of the forms, we are here to help.
Research schools, churches, the neighborhood, etc. You want to be sure that you are making the right decision. Please do this within the first 17 days. If there are any concerns, they need to be addressed within this time frame.
You have 21 days from the offer acceptance to remove your loan approval contingency, and 17 days for inspection, appraisal and disclosures. Once contingencies are removed, your initial deposit is at risk if you breach the contract.
Sign loan documents
A few days before the close of escrow, you will receive loan documents from the lender. Escrow will arrange a time to sign at your convenience. Typically the loan funds 1-2 business days after signing, and you record escrow the next business day at 5pm.
Most of the paperwork is handled at the beginning of escrow, but there are always a few documents that need to be signed throughout the transaction. Please sign them as you receive them in order to keep the process moving forward.
Final walk through
A few days before we close escrow, you will do a final walk through. The purpose of the walk through is to confirm that any agreed upon repairs have been completed, and that the home is in the same condition as when you initially made your offer. You may choose to ask for the seller to be present in case you have questions about sprinklers, alarm systems, etc.
